Modular Home Floor Plan
The modular construction process is same as the construction of other houses. The same material is used and the same standards and codes are used but the only difference is the efficiency.
Modular homes are built in sections at a factory using steel/wood framing in assembly-line fashion. Sections are transported to the building site on truck and are then joined together by the local contractors. The entire process takes half of the time it takes to build a house on-site and the finished product costs less. Independent building inspectors are onsite to supervise the construction to make sure that all the requirements are met and that the whole work is done correctly. Once assembled, it is difficult to distinguish from the rationally site built house.
Modular home is completely different from a manufacturing home. Manufacturing home are referred to as mobile homes and are constructed to a different building standards that is HUD and they are constructed on a non-removable steel chassis where as modular homes meet the standard codes as required by the state, locality etc. All the modular home manufacturers market their homes through the local builders and most of all modular developers build not only houses but also banks, hotels, schools etc.
A modular house floor plan is a diagram to scale the relationship between the rooms, and other physical features. Robotic mapping is also used to construct floor plan and to localize itself in it. CAD is also used to designing and drafting of all types of buildings both from small types of houses to the largest industrial structures commercial such as hospitals and factories. Modular house floor plan can also be designed using floor plan software. Such software includes ready-made graphics for kitchen furniture and bathroom fixtures, plumbing, security systems etc. Its so easy and you can quickly plan your house without even having to learn the architectural software. One Such available popular software is “smart draw software” which is free to download. The following are the standard list of manufactured drawings and their contents to design a house.
The floor plans for the modular house includes the following
- Floor plan:
Space layout, dimension and type Window and Door schedules with sizes and types
- Electricity layout:
Location and type of switches, outlets and systems Wiring map
Roof systems can also be separate from the –applied in the field after the basic installation is completed
Some advantages of the modular home are the speed of having your modular home built, the ability to have your modular house built under controlled environment where no whether conditions can interfere. However, the most disadvantage of modular house is the size limitation. Moreover, a modular house does not have a good resale value as that of a site built house. In addition, it is quite difficult to upgrade road more after it has been assembled.
